How we work

We will pay 50% of the deposit required by the mortgage lender to enable you to purchase the property of your choice. The maximum we will pay is as follows and is used as an example only.

£300,000 purchase price at 90% mortgage = £30,000 deposit you pay £15,000 we pay £15,000

£300,000 purchase price at 85% mortgage = £45,000 deposit you pay £22,500 we pay £22,5000

We use our buying power for the benefit of all first time buyers

First time buyers simply do not have the money available to purchase property at a discount, as a consequence they are required to have larger deposits than ever before. Our buying power allows us to purchase properties at a discount from the owners that we then pass directly onto our clients.

You find the property we do the rest. You can purchase new build property from developers such as Wimpy, Barretts, Redrow homes and many more, or you can buy second hand the choice is yours. Hundreds of sellers, including all the main developers who are prepared to offer discounts to our clients will shortly be advertising their property’s for sale on our website. This new feature will be available in the next couple of weeks and will make it easier for you to find a property of your choice. You can however still try to find a property yourself.

Please remember the costs below also apply when buying a property.

Legal fees on average between £600 and £900 depending on the purchase price of the property

Property valuation fee required by all lenders to enable them to ascertain if the property is suitable for mortgage purposes and to indicate the correct market valuation of the property. These fees are payable direct to the lender and cost on average between £250 and £500.

Stamp duty at the current rate only applies on properties valued at over £250,000 for all first time buyers.

Mortgage broker fee if required typically 1% of the loan.
